Property developers in Petaling Jaya, Selangor, will no longer be required to submit property valuation reports when applying for planning permission from the city council starting Jan 1 next year.
This is because the Petaling Jaya City Council (MBPJ) Valuation and Property Management Department will take over the task of preparing the property valuation reports.
Petaling Jaya mayor Mohamad Azhan Md Azmir said the cost-saving initiative would help save developers the hassle of having to appoint a certified valuer to prepare the report.
“It will also speed up the process of obtaining approval for planning permission.
“Developers can appeal if they think the property value fixed by MBPJ is higher than the current market rate,” he said at the full board meeting yesterday.
Due to the fluctuating nature of property value, which was dependent on current development, Mohamad Azhan said MBPJ’s valuation rate for land would be reviewed and evaluated every two years.
He said procedures and guidelines for property development would be reviewed and improved to speed up approvals.
On the matter of festive bazaars, the mayor said trading lots for petty traders next year had been allocated.
There are 57 trading lots for Chinese New Year at Pasar Besar Jalan Othman, Pasar Awam Taman Megah, Pasar Awam Kampung Cempaka and the Menara MBPJ compound.
“MBPJ received 46 applications."
“Traders can start business at the sites from Dec 22 to Jan 21,” said Mohamad Azhan.
The Ramadan bazaars, he said, would be held from March 23 to April 21 with a total of 1,395 trading lots in 20 locations.
“To encourage ewallet usage, in line with the Petaling Jaya Digital Bazaar initiative, all transactions at the Ramadan bazaars in SS6/1, Kelana Jaya and Section 4, Kota Damansara will use digital payment methods such as Touch n’ Go ewallet and Boost applications.
“The first phase for Ramadan bazaar applications closes tomorrow while the second phase is from Dec 26 until Jan 31,” he added.
MBPJ’s Commissioner of Buildings (COB) that has developed an online system – eCOB – is another move towards digitalisation, said Mohamad Azhan.
He said eCOB would be launched early next year.
He added that all matters relating to applications and filing of documents under the Strata Management Act 2013 would be fully digitalised.
