KUALA LUMPUR: Malaysian homeownership story has an untold side: recurring maintenance issues that drain families, weaken property value and erode trust in the industry.
This is among the key findings of a nationwide survey by the Malaysian Institute of Property and Facility Managers.
The survey also revealed that families spend RM20-RM99 per sq ft on repairs, yet nearly half of respondents said even professional fixes do not last.
Beyond cost, 57 per cent report anxiety and stress from recurring problems, a hidden economic and emotional burden.
The survey, a collaboration between MIPFM and Nippon Paint, did not disclose the number of respondents but stated that the majority of them were homeowners aged 35–44 (29 per cent) with women making up 60 per cent.
The survey found that more than 87 per cent of respondents had encountered waterproofing-related issues, with 65 per cent experiencing them within the past two years.
Damp walls, visible leaks and cracks in ceilings and walls were the most commonly reported problems, often affecting roofs and bathrooms, areas that influence both safety and property value.
"The emotional toll is clear. More than half of respondents admitted to feeling anxious or worried about their homes, while others described feelings of frustration, stress, and even embarrassment when guests visited," it said.
MIPFM president Ishak Ismail said the findings underscored the need to improve industry standards and accountability so that homeowners can access reliable solutions.
The survey also revealed a lack of awareness about the long-term importance of waterproofing, with 29 per cent of respondents unsure or not fully aware of its role in preventing leaks, dampness and cracks.
Ishak said the findings should encourage industry players to enhance service quality and help homeowners preserve their property value and family well-being.
Nippon Paint Malaysia general manager Tay Sze Tuck said the company recognised the frustration of homeowners whose problems resurfaced despite repeated repairs.
Tay said Nippon Paint aimed to provide both solutions and awareness by offering a range of waterproofing systems for roofs, walls, bathrooms, balconies and kitchens, including slab protection and no-hacking options.
